Do these three things while we are on the way. It is the difference between a drywall patch and a ceiling replacement.

Move what is under it
Furniture, electronics, anything on the floor. Put a bucket down and a towel in the bucket so it does not drum all night.

Poke the bulge
If the ceiling is sagging or bubbling, put a small hole in the low point with a screwdriver and let it drain into the bucket. Sounds wrong. It saves the whole ceiling.

Leak repair
Finding it is most of the job. Water travels along rafters and shows up ten feet from where it got in.
Tile underlayment replacement
The tile is fine. The felt under it is not. We lift, re-felt and re-lay the original tile.
Storm and wind damage
Lifted ridge caps, blown-off tile, tree limbs through the deck. Same-day tarping and a photo set you can hand your insurer.
Flat and low-slope
Single-ply TPO for patio covers, additions and the flat sections that come with a mid-century house.
Attic ventilation
An under-vented attic in a Sacramento July will cook a new roof from underneath. We fix the airflow while the roof is off.

What a tear-off week looks like
A typical single-story composition re-roof. Bigger or cut-up roofs run longer, and we tell you that before we start, not on the Thursday.

Day one — everything comes off
Dumpster on the driveway by seven. Loud, dusty, over by mid-afternoon. Take anything breakable off the walls.

Day one, late — deck inspection
We walk the bare sheathing with you, mark the soft boards and price the replacements before we go any further.

Day two — dry-in
Underlayment, ice and water shield in the valleys, all flashing and vents replaced. The house is weather-tight at the end of this day.

Days three to four — shingles and cleanup
Field, ridge cap, then two passes with the magnet over the whole yard. We photograph the finished roof and send you the set.

June to September
Heat, not rain, is what ages your roof
Attic temperatures over a hundred and forty degrees bake the oils out of composition shingles from the underside. Granules let go, edges curl, and a thirty-year roof gives you twenty. Ventilation is the cheapest fix on this whole page, and the best time to do it is while the roof is already off.
November to March
Atmospheric rivers find every weak flashing
Three days of sideways rain will locate a failed pipe boot or a cracked valley that six dry months hid. Most of our January calls are not failed roofs — they are twenty-dollar flashing details that nobody looked at. A ten-minute autumn inspection is free and we would rather do that than tarp your living room.
