Full roof replacement
Composition, concrete tile or standing-seam metal. Everything comes off to the bare sheathing, every board gets looked at, and all flashing, vents and pipe boots are replaced rather than reused. Reusing a fifteen-year-old pipe boot under a brand new roof is how a new roof leaks in its second winter.
We tear off. We do not lay a second layer over the first — it hides the condition of the deck, it traps heat, and it doubles the cost of the next tear-off.
Leak repair
Finding it is ninety percent of the job. Water runs along a rafter and drops through the ceiling well away from where it got through the roof, so the stain almost never marks the spot. We work from the attic side first when we can — dry rot and daylight tell the truth faster than guessing from the roof.
Tile underlayment replacement
Concrete tile outlives the felt paper underneath it by twenty-five years. If your house went up in the eighties or nineties and the tile still looks fine but the ceiling is staining, the tile is not the problem.
Storm and wind damage
North winds off the Delta lift ridge caps and send tile off the rake edge. Limbs come through the deck. We tarp same day, seven days a week, and we photograph everything before we touch it so you have a dated set for your insurer.

Flat and low-slope TPO
Single-ply membrane for patio covers, additions, and the flat sections that come attached to a mid-century house. Heat-welded seams, not glued — a glued seam on a flat roof in a Sacramento August is a future phone call.
Attic ventilation and ridge venting
Intake at the eaves, exhaust at the ridge. Most of the older roofs we take off around here have one or the other and not both, which means the attic runs at a hundred and forty degrees all summer and cooks the shingles from underneath.
Cheapest thing on this page, and the single biggest difference between a roof that lasts its rated life and one that gives up five years early. We do it while the roof is already off.
